A seller net sheet is an itemized estimate of the costs you'll pay when selling your home — and the proceeds you'll walk away with after closing. It accounts for your mortgage payoff, real estate commissions, transfer and grantor taxes, title and settlement fees, and any additional credits or concessions you've agreed to with the buyer.

Think of it as your bottom line before you sign — the clearest picture of what you'll actually keep from the sale.

In the DMV market, closing costs vary significantly depending on where your property is located. Virginia sellers pay a grantor tax (with an additional regional tax in Northern Virginia), Maryland sellers split a state transfer tax plus county-specific transfer and recordation taxes, and DC sellers pay a deed transfer tax that changes based on the sale price. These differences can shift your net proceeds by thousands of dollars — which is why a county-specific calculator matters.

How Seller Closing Costs Differ by State

Transfer taxes, grantor taxes, and recordation fees vary dramatically across Virginia, Maryland, DC, and West Virginia. Here's what sellers pay in each.

Virginia

Virginia sellers pay a grantor tax of $1 per $1,000 of the sale price (0.10%). In Northern Virginia — Arlington, Fairfax, Loudoun, Prince William, Alexandria, Manassas, Manassas Park, and Falls Church — there's an additional regional tax of $1.50 per $1,000 (0.15%), bringing the total seller tax to 0.25%. The buyer typically pays the recordation tax separately. Virginia has some of the lowest seller transfer costs in the DMV.

MD

Maryland

Maryland has the most complex cost structure in the region. Sellers share the state transfer tax (0.5%, typically split 50/50) plus county-specific transfer and recordation taxes that vary widely. Montgomery County sellers pay roughly 1.0% while Prince George's County can reach 1.2%. Baltimore City is the highest at 1.5%. These county differences make a Maryland seller net sheet significantly harder to estimate without a county-specific calculator.

Washington, D.C.

DC uses a tiered deed transfer tax based on the sale price. For residential properties selling under $400,000, the seller pays 1.1%. At $400,000 and above — which includes most DC homes — the rate jumps to 1.45%. The buyer pays a recordation tax at the same rates. DC's transfer tax is the highest flat rate in the DMV market, which makes the listing fee savings from a 1.5% commission even more impactful for DC sellers.

West Virginia

West Virginia offers the lowest transfer tax in the DMV at $1.10 per $500 of the sale price, or 0.22%. This applies statewide with no county variation. Combined with a 1.5% listing fee, WV sellers retain the most equity of any state in the region.

Who pays transfer taxes in DC — the buyer or the seller?

In Washington, D.C., both parties pay. The seller pays the deed transfer tax and the buyer pays the recordation tax — both at the same rate. For residential sales under $400,000, the rate is 1.1%. For sales at $400,000 and above (which covers the vast majority of DC homes), the rate is 1.45%. On an $800,000 sale, the seller's deed transfer tax comes to $11,600. This makes DC the most expensive jurisdiction in the DMV for seller transfer costs.
